Crawl Space Assessment

We inspect the full crawl space: existing barrier condition, humidity levels, standing water, mold presence, structural condition, and pest activity. This determines whether a basic vapor barrier or a full encapsulation system is appropriate.

Surface Preparation

We clear any debris, remove old barrier material, and grade the soil surface if needed. Any standing water must be removed before barrier installation. Significant mold or pest infestations are addressed before barrier installation.

Barrier Installation

We install a polyethylene vapor barrier (minimum 6 mil for standard; 12–20 mil for encapsulation) across the full crawl space floor, overlapping seams by 12 inches and securing with approved fasteners and tape. We seal around support piers and any floor penetrations.

Wall Coverage & Sealing

For maximum protection, we extend the barrier up the foundation walls and seal it at the top. This prevents moisture from entering through the block or concrete walls in addition to the soil — significantly improving performance versus floor-only installation.
